Florida island home sites will start at $1.4 million

Seagate Development Group LLC  has started site work for a gated enclave on Gasparilla Island off the southwest coast of Florida and will offer 19 home lots there for prices starting at $1.4 million.

Fort Myers-based Seagate plans to open an on-site sales center for the development, called Hill Tide Estates,  in October. 

By year-end, Seagate expects to start construction of a furnished four-bedroom model home, designed by Rich Guzman at RG Designs. The site of the model will offer water views of the Gulf of Mexico, Boca Grande Pass and Charlotte Harbor.

The site of Hill Tide Estates, spans 9.98 acres on the southern tip of Boca Grande, a small residential community on Gasparilla Island. A state park borders the development site on its south side.

Seagate has started clearing vegetation and debris from the development site, and will then install infrastructure including water and sewage lines, electrical connections and paver-brick streets.

The developer plans to launch home-site sales when the infrastructure installation is completed.
