Development of Edgewater’s first condo-hotel project is officially underway.

Heafey Group, a Quebec-based development firm, just held its launch party for the Bentley Edgewater, a planned condo-hotel in one of Miami’s most rapidly redeveloping neighborhoods.

The company hosted its party at the Hilton Bentley Miami South Beach, where about 400 brokers and other guests gathered to get a first glimpse of the condo-hotel’s design from architect Kobi Karp. Cocktails and hors d’oeuvres were served, and of course, a handful of Bentley vehicles was on display.

Heafey’s plans for the Bentley Edgewater, at 410 Northeast 35th Terrace, include a 32-story tower housing 207 condo-hotel units, plus a sixth-floor amenity deck with a pool and a spa on the seventh floor. The 32nd floor will house a gym, restaurant and lounge. Prices range from $420,000 for a one-bedroom to $3.4 million for a penthouse, and the priciest units also have an option to lease a Bentley for one year.

Edgewater has become a hotspot for new residential development as builders search for cheaper waterfront land outside of Miami’s barrier islands. Heafey paid $2.27 million for its non-waterfront development site in the neighborhood last year. — Sean Stewart-Muniz and Katherine Kallergis
