CK Prive unveils plans for mixed-use project in North Miami Beach, replacing strip club

CK Prive Group has revealed plans for Uptown 163, a mixed-use project it plans to develop on 5.1 acres in North Miami Beach.

The project, which would replace Dean’s Gold strip club and the surrounding property on the northeast corner of Northeast 163rd Street and Biscayne Boulevard, calls for 160 hotel rooms, 198 apartments, 130,000 square feet of leasable office space, 200,0000 square feet of retail space and about 1,400 parking spaces, according to the South Florida Business Journal.

CK Prive, led by Prive Land Banking CEO Javier Rabinovich, assembled the parcels for nearly $50 million over the past two years. Uptown 163 would likely be built in phases, Rabinovich told the newspaper, with the tallest tower standing at 30 stories. Arquitectonica is the architect.

Retail occupancy in Aventura is at 100 percent, Rabinovich said, and just over 4 percent in office vacancy. The Comras Company has been tapped to handle retail leasing, with plans for a two-story, corner building with restaurants with sidewalk seating and rooftop terraces. Rents will be similar to other properties along Biscayne, between $50 and $70 per square foot.

Uptown 163 would be about 10 blocks north of the LeFrak-Soffer joint venture called SoLē Mia, a 183-acre mixed-use, multi-phased development with hotel, residential, retail and office components.
