Luxury condo sales took a hit last week, bringing down the total condo sales volume in Miami-Dade County. Only two units sold above the $1 million threshold for luxury deals, and per-square-foot prices barely exceeded $800.
The most expensive unit to close last week was at the Bristol Tower in the Brickell neighborhood. Unit 2002 traded for $1.89 million, a price that breaks down to $464 per square foot for the 4,075-square-foot condo. Allan Kleer of Fortune International Realty was the listing agent. It hit the market in June for $1.99 million, and features a wet bar, sound system, gourmet kitchen and a 1,250-square-foot wraparound terrace.
Next up was a unit at Akoya in Miami Beach. Unit 2807 sold after 154 days on the market for $1.075 million, or $813 per square foot – the highest of the top 10 deals. Paula Flores of Keller Williams was the listing agent.
The third and fourth most expensive deals were at Turnberry Isle in Aventura. Unit 19GR at 19667 Turnberry Way sold for $915,000 after nearly a year on the market, and penthouse J at 19707 Turnberry Way sold for $800,000.
The county saw 88 condos sell last week for $25.9 million. That marks a decrease in total sales volume from the previous week’s $30.8 million, but an uptick in the number of units sold. Average prices were nearly $295,000 per unit and $243 per square foot.
Closing prices ranged from $1.89 million to $563,000.
