Updated, 8:20 p.m., Feb. 6: A newly completed Miami Beach estate listed two years ago for $36 million traded hands for a reduced $22 million, marking a new record for the Venetian Islands.
Casa Clara, an 11,600-square-foot mansion at 212 West Dilido Drive, sold to a domestic buyer, listing agent Eloy Carmenate confirmed to The Real Deal. The deal marks another sign of movement for the Venetians, where a French buyer paid $13.2 million for a spec home at 306 West San Marino Drive in mid January.
The deal closed Monday, Nelson Gonzalez told TRD. Gonzalez, of EWM Realty International, brought the buyer. He said it will be used from time to time, but that the house was purchased as an investment.
The $22 million sale topples the previous $14 million record from 2013.
Ahmad Lee Khamsi, who owns the Venezuelan cable company SuperCable, sold the seven-bedroom, nine-bathroom home. Khamsi built and completed the modern home in 2015, and listed it with Julian Johnston of Calibre of International Realty for a whopping $35.9 million in December of that year, then reduced it to $33 million. In 2016, Khamsi sued a buyer for failing to pay the deposit for the waterfront home. The now broken agreement came out to $23 million for the property and $3 million for furnishings.
Carmentate and Mick Duchon of Douglas Elliman took over the listing in December and reduced the price to $28.5 million. The $22 million price tag, which marks a nearly 39 percent reduction from its original asking price, includes furnishings.
The home was designed by architect Ralph Choeff with interiors by Charlotte Dunagan Design Group. It includes natural finishes, custom Henge furniture, a Boffi kitchen, Kreon lighting, floor-to-ceiling glass doors, a private guest wing, home theater, den, two-story fireplace, infinity edge pool and a glass-enclosed wine room. The property also has a 7.5-foot seawall and 120 feet of waterfront dockage.
“It’s an incredible design, an incredible floor plan and incredible view,” Gonzalez said. He brought the buyer, whom he declined to identify, about a month ago and closed nine days from the date it went under contract.
