J. Milton proposes apartment development in East Little Havana near Miami River

Coral Gables-based developer bought the site in 2014 for $3.5M

J. Milton & Associates is proposing a 12-story apartment building with ground floor retail in East Little Havana, according to documents submitted to the city of Miami. 

The Coral Gables-based developer will go before the Miami Urban Development Review Board later this month with its plans for the vacant property at 1000 Northwest Seventh Street near the Miami River and Marlins Park.

Reflections Apartments, a nearly 292,000-square-foot development, would have 138 apartments, less than 800 square feet of ground floor retail space, 7,700 square feet of open space, car and bicycle parking. The project would be certified LEED Silver.

J. Milton, led by CEO Joseph Milton, is seeking waivers from the urban development board tied to frontage requirements, reducing the number of pedestrian entries, commercial loading zones and driveway aisle length, according to the application. Milton could not immediately be reached for comment.

Property records show the project would be built on a 1.22-acre site J. Milton purchased for $3.5 million in 2014. It’s across the street from a massive riverfront development site that hit the market in late 2015. The owner, Edwin Verdezoto of Royal Atlantic Developers, submitted plans for a mixed-use project on the 6.3-acre site more than 10 years ago.

New development along the river includes KAR Properties’ One River Point, a 60-story luxury condominium project, and the Chetrit Group, Ari Pearl and JDS Development Group’s plans for a large, mixed-used development.

J. Milton’s assemblage is on the south side of the river in Little Havana, where investors have been picking up multifamily properties, renovating them and raising rents, according to brokers active in the area.
