City commissioners gave preliminary approval to a developer’s downsized plan to build an apartment building in Dania Beach.

The developer, Stellar Homes Group, needs final approval from the city commission as well as county and state approval of its plan to build a three-story, 197-unit apartment building near the intersection of Stirling Road and Park Road in Dania Beach.

Stellar will start construction in late 2018 and finish the apartment building in late 2019 if it obtains the necessary approvals.

The developer initially planned to build a five-story, 286-unit apartment building with 13,000 square feet of retail store space.

Stellar reduced the size of the building and eliminated the retail space in response to the concerns of neighbors about potential traffic congestion. The developer also dropped two parking garages from the design of its development, opting instead for a 357-space parking lot.

The eight-acre development site is now a parking lot for employees of Memorial Regional Hospital. [Sun-Sentinel] Mike Seemuth
