Mixed-use Fort Lauderdale development wins CRA approval for $7M in funding

The Fort Lauderdale Community Redevelopment Agency approved Affiliated Development’s 11-story, mixed-use tower for $7 million in funding on Tuesday. The project, known as The SIX13, will be located at 613 Northwest Third Avenue in the Northwest Progresso-Flagler Heights neighborhood.

The building, designed by Milwaukee-based Rinka Chung Architecture will feature 8,300 square feet of ground level retail space, 142 apartments and 206 garage parking spaces, complete with amenities such as a rooftop pool deck, fitness center and concierge service, according to a release.

Affiliated Development plans to create about 260 jobs when construction is set to begin in 2018.

The project aims to remain affordable, with one-bedroom apartments starting at $1,100 per month. The 45-story Icon Las Olas tower in downtown Fort Lauderdale just started leasing one-bedroom apartments, beginning at $2,500 per month and as high as $7,000 per month.

“It is our belief that the next big wave of development and investment will occur west of the FEC railway and along the main thoroughfares, such as Historic Sistrunk Blvd,” said Affiliated Development CEO Jeff Burns in a statement.

“We believe in this location and are proud to pioneer efforts within an area of the city that is so deserving of this type of development,” he said.

Affiliated Development, formerly called Burns & Company, has worked on similar projects like St. Johns Plaza Apartments in Miami’s Overtown neighborhood, as well as projects in Milwaukee and Kansas City. — Grace Guarnieri
