South Florida lease roundup: Two Brickell City Centre reaches 100% occupancy & more

New leases also at Lynn Financial Center and 225 East Dania Beach Boulevard

Two Brickell City Centre reaches 100 percent occupancy

Interaudi Bank, formerly known as Bank Audi USA, and KPMG, a global audit, tax and advisory firm, just filled the remaining office space at Swire Properties’ Two Brickell City Centre, according to a press release.

Interaudi Bank inked a 10,700-square foot lease and KPMG leased an entire floor, totaling 16,926 square feet. Both Interaudi Bank and KPMG will relocate from the Southeast Financial Center in downtown Miami, according to the release.

Tenants at Two Brickell City Centre include research and consulting firm McKinsey & Co.  and co-working giant WeWork. Tenants at the building’s sister tower, Three Brickell City Centre, include Akerman and Swire Properties’ U.S. headquarters.

Two and Three Brickell City Centre are class-A, 12-story office towers, totaling 260,000 square feet in Miami’s Brickell neighborhood. Designed by Arquitectonica, features at the towers include floor-to-ceiling glass windows and 10-foot-high ceilings.

The office buildings are connected to Brickell City Centre, a recently developed retail center anchored by Saks Fifth Avenue, Cinemex and the soon-to-come La Centrale Food Hall.

Law firm inks 16,000 sf lease at the Lynn Financial Center in Boca Raton

Law firm Broad and Cassel LLP inked a 16,000-square-foot lease at Lynn Financial Center in Boca Raton, according to the firm that brokered the deal.

The 85,000-square-foot class office building at 1905 Northwest Corporate Boulevard is part of Lynn Financial Center, a three-building office complex, which totals nearly 210,000 square feet.

The Boca Raton office market has seen an uptick in leasing activity. Boca Raton’s office market has absorbed about 200,000 square feet of office space, accounting for 35 percent of the county’s total net absorption, according to an Avison Young third-quarter report.

Avison Young’s Greg Martin and Keith O’Donnell represented the landlord, according to the release. Martin is also leasing and marketing the Edison Pembroke Pines, a 330,000-square-foot office park in Pembroke Pines.

ASA College inks 10,000 sf lease at Dania Beach office building

ASA College will be relocating from its North Miami Beach location to an office building in Dania Beach, according to the firm that brokered the deal.

The college inked a 10,000-square-foot lease at 225 East Dania Beach Boulevard, bringing its occupancy to about 90 percent, Engin Yergin of Common Capital Partners said. Yergin and his partner Steven Brodsky brokered the deal. Dan Mckenna represented ASA College, which will be moving out of its location at 3909 Northeast 163rd Street in North Miami Beach.

Tenants at the Dania Beach building include Turkish university Okan University, and Citibank.

Yergin said average rents in Dania Beach fall below $20 per square foot, while rents in North Miami Beach can cost up to $40 to $50 per square foot.
