Live, work, stay? Dadeland Mall is getting its own hotel

177-key hotel will be built on the northwest corner of the property next to a Macy’s

Simon Property Group is planning an AC Hotel by Marriott at the Dadeland Mall.

The retail real estate investment trust will build a 177-room, seven-story hotel on the northwest corner of the property, next to a Macy’s Home & Children store, a spokesperson said. Simon and Concord Hospitality Enterprises are building the hotel and an adjacent 273-space parking deck.

Construction is expected to begin this month and open by the end of 2020, according to a press release. It’s the third AC Hotel that will be developed on a Simon-owned retail property.

The hotel will have an outdoor pool and lounge on the second floor.

Simon owns 50 percent of the mall, which has more than 1.4 million square feet and over 185 retail stores and restaurants. Anchor tenants include Macy’s, Nordstrom, Saks Fifth Avenue and J.C. Penney. In recent years, the mall revamped its food court and completed a major expansion, adding a fashion wing with 102,000 square feet of revamped retail space. Among the newest stores to open in the fashion wing is 7 for all Mankind.

Mall owners across the country are adding non-retail components to their shopping centers, including apartments, hotel and office projects, as traditional retail continues to struggle.

Macerich, the third largest shopping mall owner in the country with 65 million square feet across 63 malls, has partnered with co-working firms to fill some of its retail space. In August 2018, it announced a partnership with flexible office space provider Industrious.

Elsewhere in Miami, partnerships led by Federal Realty Investment Trust purchased two malls from Simon to further their redevelopment plans. Federal Realty, Grass River Property and the Comras Company are redeveloping Cocowalk in Coconut Grove to include a total of 100,000 square feet of office space and 150,000 square feet of retail, dining and entertainment space.

The same owners plan to revamp the Shops at Sunset Place in South Miami, knocking down portions of the mall and building apartments on the north side of the shopping center.
