More condos sold last week – but dollar volume was stagnant

Top 10 sales ranged from $728K to $3M

Miami-Dade saw a surge in condo sales in the third week of September.

A total of 126 condos sold for $45 million in Miami-Dade County last week, marking an increase in the number of sales but a slight decline in dollar volume compared to the 99 units sold for a combined $46 million the previous week. Condos last week sold for an average price of about $360,000 or $299 per square foot.

The most expensive sale totaled nearly $3 million for unit 2507 at the St. Regis Bal Harbour. Julian Johnston represented both the buyer and the seller. After 58 days on the market, the two-bedroom, 2,123-square-foot unit sold for about $1,400 per square foot.

Next, a unit at Jade Ocean sold for $2 million, or $809 per square foot. Enrique Tettamanti represented the seller of unit 2708, while Maria Penas brought the buyer. The condo spent 161 days on the market.
