New self-storage, retail facility coming to Boca Raton

A new three-story self-storage and retail center is coming to north Boca Raton, at a time when some cities in South Florida are pushing back against new self-storage development.

Manley Storage Ventures, Rosemurgy Properties and Sentry Self Storage are planning to build a climate-controlled storage facility and retail center on a 3.5-acre property on Federal Highway. Construction is expected to begin in January 2021, according to a press release.

The site plan was approved in September. The property does not have an exact address but is next to GED Lawyers, LLP at 7171 North Federal Highway.

The development will total 128,635 square feet.

Manley Storage Ventures is owned by Bruce Manley and Jonathon Manley. The Manleys have been the developing principals and managing partners for about 60 self-storage facilities totaling 4.8 million square feet of self-storage space, according to the press release.

Boca Raton-based Rosemurgy Properties is a privately owned commercial real estate development, investment and management firm that focuses on multifamily, retail, self-storage, office and undeveloped land. Coral Springs-based Sentry Self Storage has over 25 properties under management in several states and works with 14 ownership groups.

In recent years, self-storage facilities have become one of the hottest property types in South Florida. But this popularity has led to pushback from some cities and towns over concerns about overdevelopment.

In January, Miami’s Planning, Zoning & Appeals Board backed a planned ordinance that would place a 270-day moratorium on any new storage facilities throughout the city. Similarly, Pompano Beach placed a six-month freeze in September on new self-storage development.
