Greg Mirmelli buys Murano at Portofino condo for $6M

Seller bought the condo for $4.4M in 2012

Local real estate investor Greg Mirmelli spent $5.9 million on a Miami Beach condo.

Records show MMS 1000 S Pointe Dr 3201 LLC, linked to Mirmelli, bought unit 3201 at Murano at Portofino. The seller is Shay Kostiner, managing director of Miami Beach-based Fifth Ave Capital Partners.

Mirmelli is an active real estate investor in Miami Beach. In October, Mirmelli sold a Miami Beach house for $18 million following a bidding war. In 2019, he was sued by a rental tenant seeking $57,000 in rent reimbursement on the property. The case was later dismissed.

The seller, Kostiner, sold a Star Island lot for $10 million in June, after initially listing it for $24 million. Records show Kostiner owns a condo unit at Asia Brickell Key, which he bought for $2 million in May.

Kostiner bought the Murano at Portofino condo in 2012 for $4.4 million, according to records.

The unit was first listed in 2019 for $7.4 million. The most recent asking price was $6.6 million in June, according to Realtor.com.

Stacy Robins of Stacy Robins Companies represented Kostiner. Mirmelli, with Wide Bay Luxury, represented himself.

The three-bedroom, four-and-a-half-bathroom condo spans 3,365 square feet, according to property records. The unit has two terraces, a steam room and views of downtown Miami.

Murano at Portofino, built by the Related Group in 2002, has 189 units. Other purchases in recent years include the daughter of an art collector buying a unit for $9.3 million, and the wife of a sports agent and real estate developer buying a penthouse for $5.5 million.
