Miami’s weekly condo sales drop in mid-August

Condo sales fell last week in Miami-Dade County.

Total condo sales amounted to about $131 million, down from $162 million the week before. Sales volume fell to 208 units from 237 units the previous week.

Condos sold for an average price of about $632,000, down from $683,000.

The top sale was for a unit at Michael Stern’s Monad Terrace development in Miami Beach.  Penthouse E sold for $8.5 million, or nearly $1,500 per square foot, after just one day on the Multiple Listing Service, according to Condo.com. Oren Alexander represented the buyer. Ann Nortmann represented the developer.

The second top sale was for unit 1601 at Oceana Bal Harbour, which traded for $8 million, or nearly $4,000 per square foot. Alexander also represented the buyer.
