Atlantic Pacific Companies wants to build an affordable housing complex in south Miami-Dade County’s Perrine area.
The project would consist of a six-story building and a seven-story building with a combined 270 units at 10060 West Evergreen Street in unincorporated Miami-Dade, according to a development application filed to the county last week. Atlantic Pacific would lease the 3.2-acre site from the county.
The Corwil Architects-designed project, to be called Perrine Village, would include 2,700 square feet of retail and 160 parking spaces.
AIP is seeking a pre-application review, which is a preliminary step for developers to seek county staff members’ insight on a proposal. The filing doesn’t specify whether the entire project will consist of affordable units.
Based in Bay Harbor Islands, AIP has been ramping up its development activity. In partnership with Florida Value Partners, AIP wants to build a 25-story tower with 176 units and a 20-story tower with 324 units at 9200 and 9180 South Dixie Highway, near Dadeland Mall. A portion of the site is home to Kendall staple Shorty’s BBQ. The restaurant will remain on the site for a few more years and might be incorporated in the new project.
In January, AIP started building the 616-unit Atlantic Station project at 151 Northwest Seventh Street in Miami. The development will include 360 workforce units and 25,000 square feet of retail and restaurants.
Led by CEO Howard Cohen, AIP has roughly $4.1 billion of assets under management, according to its Atlantic Station release.
