Miami-Dade County condo sales and dollar volume cratered during July Fourth week.

Condo dollar volume reached $56 million last week, a sharp decline from $126 million the week prior. Brokers closed 90 sales — a little more than half the sales of the previous week. Condos sold for an average price of $619,000, lower than the $743,000 average a week earlier. The average price per square foot jumped to $1,125 from $537, according to data from condo.com.

A condo at Monad Terrace closed with the highest price tag. Unit 9B at 1300 Monad Terrace in Miami Beach sold for $4 million. Ann Nortmann with Douglas Elliman had the listing, and Todd Nordstrom with Compass Florida represented the buyer. The unit sold for $1,486 per square foot after 286 days on the market.

Jade at Brickell Bay unit 3811, at 1331 Brickell Bay Drive in Miami, took second place at just under $4 million. Scott Shuffield with Berkshire Hathaway HomeServices EWM had the listing, and Morgan Saliny with Coldwell Banker represented the buyer. The condo spent 78 days on the market and sold for $1,164 per square foot.
