Miami-Dade condo sales tumble in July to $592M

$24M closing on Fisher Island took the top spot

Miami-Dade County condo sales fell in July, with closings and dollar volume lower than in June.

July condo sales totaled $592 million, down from $700 million in June and $742 million in May. Brokers closed 841 sales in July, compared to 968 in June, MLS data from Redfin show. July sale prices ranged from $67,000 to $24.2 million, with a median sale price of $415,000. Price per square foot ranged from $82 to $3,177, with a median of $435 per square foot.

In May, 985 condo sales closed, totaling $742 million.

Fisher Island unit 7463 at 7463 Fisher Island Drive in the 7400 Oceanside building topped the charts at $24.2 million. Tatyana Ionin with Coldwell Banker Realty had the listing, and Karla Abaunza with Luxury Living Realty represented the buyer, private equity boss Michael Flacks, who paid cash for the condo. The unit sold after 472 days on the market for $3,177 per square foot.

It’s an increase from June’s top sale. Fendi Château unit 406 at 9349 Collins Avenue in Surfside closed for $19.8 million.

July’s cheapest trade was a condo at Zurich. Unit 107 at 13480 Northeast Sixth Avenue closed at $67,000 — or $92 per square foot — after 178 days on the market. Carlos Gutierrez with LPT Realty had the listing, and Eliyahou Rouimi with United Realty Group represented the buyer.

It’s even cheaper than June’s lowest sale, which clocked in at $72,500.
