Broward condo sales slide in July to $269M

Riva unit took top spot at $4.6M

Broward County’s condo sales and dollar volume continued to crumble in July.

Brokers closed 859 condo sales in Broward County totaling $269 million in July, down from 1,128 sales totaling $381 million in June, MLS data from Redfin show. July sale prices ranged from $54,000 to $4.6 million, with a median price of $241,000. The price per square foot ranged from $86 to $1,506, with a median of $234 — lower than June’s $241.

In June, prices ranged from $60,000 to $3.3 million, with a median price of $250,000. The price per square foot ranged from $82 to $2,064.

Riva topped July’s charts with a $4.6 million sale. Unit 1602 at 1180 North Federal Highway in Fort Lauderdale closed at $1,107 per square foot after 445 days on the market. Jonathan Howard and Melanie Kimpton, both with Douglas Elliman, had the listing. Juliana Moraes with Okkla Realty represented the buyer.

By contrast, a Deerfield Pines condo did the least to break the bank with a $54,000 short sale closing. Unit 220 at 1428 Southeast Fourth Avenue in Deerfield Beach spent 29 days on the market and closed at $54 per square foot. Mary Betancur with Prime Realty Services represented both sides of the deal.
