Bristol Tower closing tops weekly condo sales in Miami-Dade

Miami-Dade County condo sales metrics were mixed last week. Total sales, dollar volume and average price per square foot rose, while the average price fell.

Brokers closed 123 condo sales totaling $93 million last week, compared to 104 sales totaling $83 million the previous week.

Units sold for an average price of $753,000, lower than the $802,000 from the week prior. The average price per square foot rose to $576 from $569, according to data from condo.com. Last week, condos closed after an average of 60 days on the market.

For the top 10 sales, prices ranged from $1.6 million to $4.3 million.

Bristol Tower units 2401 and 2402 at 2127 Brickell Avenue in Miami took the top spot with a $4.3 million closing. The sale equated to $734 per square foot after 49 days on the market. Patricia Orsini with Principal Realty had the listing, and Miriam Poggio with One Sotheby’s International Realty represented the buyer.

A condo at Jade Beach snagged second place with a $4 million sale. Unit 4505 at 17001 Collins Avenue in Sunny Isles Beach closed at $978 per square foot after 868 days on the market. Mona Zevel with Julies Realty worked both sides of the deal.
