Bradford Marine drops $44M for Roscioli Yachting Center in Davie

Purchase is part of sale-leaseback deal with OneWater Marine

Bradford Marine bought the Roscioli Yachting Center in Davie for $44.3 million. 

Bradford bought the 223,000-square-foot property that sits on 12.2 acres at 3201-3225 West State Road 84 in two deals from an affiliate of OneWater Marine, according to records and real estate database Vizzda. Bradford paid $15 million for the land and $29.3 million for the buildings. 

The Roscioli Yachting Center traded in a sale-leaseback deal between Bradford and OneWater, according to a OneWater news release. Under the deal, Bradford will operate Roscioli Yachting Center and OneWater leased space for its sales operation to remain on site, according to a Bradford spokesperson.

OneWater plans to use the proceeds to reduce its long-term debt and fund mergers and acquisitions, the release says.

Completed in 1985 and 2006, Roscioli Yachting Center includes a boat dry storage and repair facility, Vizzda shows. OneWater had paid $30.4 million for the property in 2021.

The latest deal breaks down to over $3.6 million per acre and nearly $200 per square foot. 

Led by John Kelly, Bradford is based near the Roscioli Yachting Center, according to its website. The family-owned firm was founded in 1966 by Charles Blickle Sr. and the late Dieter Cosman.  The firm, which focuses on yacht repair and marina operations and ownership, also has an outpost in Freeport, Grand Bahama. 

OneWater, led by founder Austin Singleton, is a marine retailer with 97 outposts, 11 distribution centers and an online marketplace across 19 states, according to the release. It is based in Buford, Georgia. 

Investors have been sporadically betting on marinas in South Florida in recent years. This summer, Integra Investments paid roughly $29.7 million for the 288-slip Perry Marina that’s on 35 acres at 7005 Shrimp Road in Key West. Separately, Key International also bought the adjacent 100-key Perry Hotel at 7001 Shrimp Road for more than $37.6 million. 

Last year, Jeffrey Soffer’s Fontainebleau Development bought the PowerHouse Marina at 13255 Biscayne Boulevard in North Miami for $10.1 million
