Endless summer? Miami-Dade condo sales drop in September to $548M 

$16M closing at Continuum South Beach took the top spot

Miami-Dade County condo sales tumbled in September, with closings and dollar volume lower than in recent months.

September condo sales totaled $548 million, down from $700 million in August and $592 million in July. Brokers closed 809 sales last month, compared to 934 in August and 841 in July, MLS data from Redfin show. 

September sale prices ranged from $91,000 to $15.2 million, with a median sale price of $397,000. The price per square foot was between $101 and $4,543, with a median of $420 per square foot.

Continuum South Beach unit 3303 at 100 South Pointe Drive in Miami Beach took September’s top spot with a $15.5 million closing. The sale equated to $4,543 per square foot after 176 days on the market. Giorgio Vecchi and Dario Stoka, both with Douglas Elliman, had the listing. Eddy Martinez with One Sotheby’s International Realty represented the seller.

September’s top sale closed lower than August’s top sale. Grove at Grand Bay unit LPHS in Coconut Grove traded for $19.3 million.

Last month’s cheapest trade was a condo at Mar-len Gardens. Unit 210 at 1355 Northeast 167th Street in North Miami Beach closed at $91,000 — or $132 per square foot — after 368 days on the market. Marsha Umansky with Prag Realtors had the listing. Lambert Wu with Rainbow Investment Realty represented the buyer.
