Miami-Dade County condo sales and dollar volume fell last week, while the average sale price and average price per square foot rose.
Brokers closed 70 condo sales totaling $61 million from Nov. 19th to Nov. 25, down from 131 condo sales totaling $105 million the week prior.
Last week’s units sold for an average of $873,000, higher than the $805,000 from Nov. 4 to Nov. 11. The average price per square foot rose to $581 from $518, according to data from condo.com. Condos closed after an average of 74 days on the market.
For the top 10 sales, prices ranged from $1.9 million to $6.2 million. Only one sale exceeded $5 million in price.
One Park Grove unit 8D at 2811 South Bayshore Drive in Coconut Grove took the top spot with a $6.2 million closing. Raul Santidrian with Douglas Elliman had the listing, and Judith Hansen with Compass Florida represented the buyer. The sale closed after 325 days on the market at $2,125 per square foot.
St. Regis Bal Harbour North Tower unit 1904N at 9705 Collins Avenue in Bal Harbour was the runner up, which sold for $4.3 million — or $2,552 per square foot — after 140 days on the market. Juan Carlos De Campos with Miami New Realty had the listing, and Marine Rollins with Miami Global Realty represented the buyer.
