Miami-Dade condo sales dollar volume jumps in January to $466M 

Yet, the number of closings fell to 598 from 677 in December

Miami-Dade County’s condo sales dollar volume rose in January, despite a drop in the number of units sold.

January condo sales totaled $466 million, up from $457 million in December. Brokers closed 598 sales last month, down from 677 sales in December, and 672 in November, Multiple Listing Service data from Redfin show.

January sale prices ranged from $99,000 to $15.9 million, with a median sale price of $400,000. The price per square foot ranged from $125 to $4,703, with a median of $432 per square foot.

In December, sales closed with a median price of $394,000, and a median of $426 per square foot.

A $15.9 million closing at Four Seasons Residences at the Surf Club topped the charts for the priciest sale last month. Unit N-819 at 9111 Collins Avenue in Surfside sold for $4,703 per square foot after 108 days on the market. Dora Puig with Luxe Living Realty had the listing, and Michael Martirene with Compass Florida represented the buyers, Robert Trone and Anna Marie Parisi-Trone. Robert Trone and his brother, David Trone, are the founders and owners of Total Wine & More, the nation’s largest privately owned wine and spirits retailer. 

The sale price was more than December’s priciest sale. Unit 5201 at Porsche Design Tower in Sunny Isles Beach sold for $10.5 million. 

In contrast, January’s cheapest sale was a Crestview Towers condo at 2025 Northeast 164th Street in North Miami Beach. Unit 714 traded for $99,000 — or $125 per square foot — after 66 days on the market. Ojiyi Ingram with Ingram Jocelyn Real Estate had the listing. Blanca Palomo with Beachfront Realty represented the buyer.
