Broward condo sales dollar volume drops in January to $209M 

Number of closings fell to 632 from 738 in December

Broward County’s January condo sales wrapped up the first month of the year on a low note.

January condo sales totaled $209 million, down from $256 million in December. Brokers closed 632 sales last month, compared to 738 sales in December, and 829 in November, Multiple Listing Service data from Redfin show.

January sale prices ranged from $73,000 to $3.1 million, with a median sale price of $241,000. The price per square foot ranged from $70 to $2,078, with a median of $247 per square foot.

In December, sales closed with a median price of $240,000, and $236 per square foot.

A $3.1 million closing at Villas of Positano took the title of priciest sale last month. Unit V15 at 3501 North Ocean Drive in Hollywood sold for $935 per square foot after 72 days on the market. Robert Auerbach with Compass Florida had the listing. Steven Grossman, also with Compass Florida, represented the buyer.

The sale price was lower than December’s priciest sale. Penthouse 3210 at Las Olas River house in Fort Lauderdale sold for $7.2 million. 

In contrast, January’s cheapest sale was at Sunrise Lakes, in Sunrise. Unit 308 at 8891 Sunrise Lakes Boulevard traded for $73,000 — or $70 per square foot — after 52 days on the market. Mervin Moss with RE/MAX Direct handled both sides of the deal.
