Lennar Proposes 105 Homes in South Miami-Dade County

Lennar wants to build 105 single-family homes in south Miami-Dade County, marking the firm’s continued bet on the area’s residential market. 

Miami-based Lennar proposes the project on 36 acres it has under contract for an undisclosed price between Southwest 272nd and Southwest 276th streets, east of Southwest 159th Avenue in unincorporated Miami-Dade, according to an application the developer filed to Miami-Dade late last month. 

Lennar is asking the county to rezone the site from “agricultural district” to “single family estate modified use district,” as well as to approve a variance that would allow the home lots to front public rights of way and have access to public streets through private roads, the filing shows. 

The private roads planned as part of the project would be managed by either a homeowners association or a community development district (CDD). Across Florida, developers have seized on CDDs to finance construction of roads, sewers, sidewalks, lighting and other infrastructure at projects. CDDs, which are quasi-governmental agencies, issue bonds paid back through special assessments that are generally passed down to homebuyers. 

An entity managed by Janet Case, Bradley Case, Gregory Case and Kimberly Case, own the land now, which is home to avocado groves, according to records.

Last summer, the homebulder filed an application for 150 single-family homes on 21 acres on the northwest corner of Southwest 316th Street and Northwest 14th Avenue near Homestead. On the heels of that, Lennar proposed a complex with 158 condos and 97 single-family homes on the northeast corner of Southwest 232nd Street and Southwest 112th Avenue near Homestead, as well as a complex with 114 condos at 12420 and 12400 Southwest 248th Street in the Princeton neighborhood.

South Miami-Dade consists of the municipalities of Homestead and Florida City, as well as the neighborhoods of Goulds, Leisure City, Princeton, Naranja and Princeton. The area has ample supply of developable land that comes at a discount compared to sites in Miami. 

Others betting on south Miami-Dade include Alirio Torrealba’s MG Developer, which recently proposed an 11-story, 258-unit apartment building at 13480 Southwest 248 Street in Princeton.
