Miami-Dade condo sales dollar volume jumps in February to $559M

Number of closings rose to 704 from 598 in January

Miami-Dade County’s condo sales surged last month, as the number of units sold and dollar volume both rose. 

February condo sales totaled $559 million, up from $466 million in January. Brokers closed 704 sales last month, compared to 598 sales in January and 677 in December, Multiple Listing Service data from Redfin show.

February sale prices ranged from $50,000 to $24 million, with a median price of $402,500. The price per square foot ranged from $87 to $4,058, with a median of $424.

In January, sales closed with a median price of $400,000, and $432 per square foot.

A $24 million closing at Four Seasons Residences at the Surf Club took the title of priciest sale last month. Unit S-901 at 9001 Collins Avenue in Surfside sold for $4,058 per square foot after 286 days on the market. Jacqueline Feldman with One Sotheby’s International Realty had the listing, and Miltiadis Kastanis with Douglas Elliman represented the buyer.

The sale price was less than January’s priciest sale. Another Surf Club Four Seasons condo sold for $15.9 million

In contrast, February’s cheapest sale was a Hamptons West condo at 20281 East Country Club Drive in Aventura. Unit CAB6 traded for $50,000 — or $87 per square foot — after 92 days on the market. Diane Joffe with Coldwell Banker Realty handled both sides of the deal.
