Broward condo sales jump in February to $234M 

Number of closings rose to 704 from 632 in January

Broward County’s condo sales and dollar volume rose in February, with a sale at Auberge Beach Residences & Spa leading the way.

February condo sales totaled $234 million, rising from $209 million in January. Brokers closed 704 sales last month, up from 632 sales in January and down from 738 in December, Multiple Listing Service data from Redfin show.

February sale prices ranged from $63,250 to $4.7 million, with a median sale price of $245,250. The price per square foot ranged from $63 to $1,686, with a median of $236 per square foot.

In January, sales closed with a median price of $241,000, and $247 per square foot.

A $4.7 million closing at Auberge took the title of priciest sale last month. Unit S1803 at 2200 North Ocean Boulevard in Fort Lauderdale sold for $1,686 per square foot after 302 days on the market. Nicole Bentz with Florida Luxurious Properties had the listing, and Kelly Chalres with Compass Florida represented the buyer.

The sale price was more than January’s priciest sale. Unit V15 at 3501 North Ocean Drive in Hollywood sold for $3.1 million. 

In contrast, February’s cheapest sale was a unit at Holiday Springs Village, at 3160 Holiday Springs Boulevard in Margate. Unit 7-104 traded for $63,250 — or $63 per square foot — after 75 days on the market. Tommy Merced with Real Power Brokers handled both sides of the deal.
