Miami-Dade County’s condo sales soared in March, topped off with a $44 million record closing.
March condo sales totaled $694 million, rising from $559 million in February. Brokers closed 796 sales last month, up from 704 sales in February and 598 in January, Multiple Listing Service data from Redfin show.
March sale prices ranged from $80,000 to $44 million, with a median sale price of $455,000. The price per square foot ranged from $60 to $6,587, with a median of $460 per square foot.
In February, sales closed with a median price of $402,500 and $424 per square foot.
A $44 million record closing at Four Seasons Residences at the Surf Club took the title of priciest sale last month. Unit N-PH4 at 9111 Collins Avenue in Surfside sold for $6,587 per square foot after 137 days on the market. Mick Duchon and Eloy Carmenate with Corcoran had the listing, and Ximena Penuela with Fort Realty represented the buyer. Both the seller and buyer are hidden.
The sale price was much more than February’s priciest sale. A unit at Four Seasons Residences at the Surf Club closed for $24 million.
In contrast, March’s cheapest sale was unit 530 at Star Lakes Estates Building 5C at 18900 Northeast 3rd Court in Miami. The unit traded for $80,000 — or $60 per square foot — after 38 days on the market. Yedri Villafane and Ana Sanchez with One Sotheby’s International Realty had the listing, and Jorge Escalante with Experts Brokers of Florida represented the buyer.
