Spec Developer Sells Bay Harbor Mansion for Record $22M

Developer Matthew Rosenblatt sold a waterfront spec mansion in Bay Harbor Islands for a record $22 million, sources told The Real Deal

Rosenblatt’s Got the Magic House LLC sold the home at 9520 West Broadview Drive to Matthew J. Bullock.

Dina Goldentayer of Douglas Elliman had the listing, and Michael Martirena of Compass brought the buyer.

The sale marks a price record for Bay Harbor Islands residential sales, breaking the $18 million record set two weeks ago by Brazilian race car driver Claudio Dahruj. 

Rosenblatt bought the 0.3-acre waterfront lot for $4.7 million in 2021, records show. He tore down the existing home and completed an 8,700-square-foot mansion last year, according to property records. The mansion has eight bedrooms, nine bathrooms and one half-bathroom, the listing shows. Stephanie Halfen’s SDH Studio designed the home, which includes a pool and spans 80 feet of waterfront.

Rosenblatt listed the mansion for $21 million in 2021, before upping the asking price to $26 million in 2022. He dropped the price several times over the past year before closing at $22 million.

Bay Harbor Islands has become a hub of luxury condo development in recent years. Chicago-based Regency Development Group launched sales of its third condo project in March, the nine-unit La Maré Bay Collection. In February, ABH Developer Group bought a waterfront condo development site for $7.5 million. Developers Ari Pearl and Jonathan Leifer launched sales of the eight-story, 44-unit Bay Harbor Towers in November.
