321 Ocean closing tops Miami-Dade weekly condo sales

Miami-Dade County’s condo sales rose last week as April turned into May, while dollar volume fell. A closing at 321 Ocean in South Beach topped the charts.

Brokers closed 179 condo sales totaling $114 million from April 29th to May 6th. The previous week, brokers closed 155 condo sales totaling $122 million.

Last week’s units sold for an average of $635,738, lower than the $789,242 average price from the previous week. The average price per square foot fell to $529 from $545, according to data from Redfin.

For the top 10 sales, prices ranged from $1.6 million to $7.3 million. 

321 Ocean, unit 300, at 321 Ocean Drive in Miami Beach took the top spot with a $7.25 million closing. The sale closed at $2,247 per square foot. David Pulley with Douglas Elliman had the listing, and Esha Desaiy with Compass Florida represented the buyer. The sale closed after 327 days on the market.

Unit 9BC at Yacht Harbour at Coconut Grove, at 2901 South Bayshore Drive in Miami, closed for the second highest amount of $3.5 million, or $1,103 per square foot. Carla Blanco with Keyes had the listing, and Alaina DeVries with Interinvestments Realty represented the buyer. The sale closed after 253 days on the market.
