These are the latest South Florida commercial real estate leases:
Action Black | Brickell
Fitness concept Action Black will open its first outpost in Florida at Brickell’s Panorama Tower.
Action Black leased 8,500 square feet on the second floor of the tower at 1101 Brickell Bay Drive in Miami, according to a news release from the tenant’s broker. The fitness center, which will be Action Black’s flagship Florida outpost, will open next year.
Jonathan Rosen of JLL represented the tenant. Jake Freeman and Kevin Gonzalez of Colliers represented the landlord.
Founded in 2015 Medellín, Colombia, Action Black markets itself as “the most revolutionary training model” and “not af*cking gym” on its website. It offers boxing, bootcamp, abs and glutes workouts, cycling, yoga, dance and personal training, with its locations having up to 12 separate rooms where members can exercise.
Action Black plans to expand to 150 locations across the U.S., including 10 to 15 gyms in Florida, according to the release.
The Hollo family’s Brickell-based Florida East Coast Realty developed Panorama with 821 apartments, a 208-key Hyatt Centric Hotel, 112,700 square feet of offices, 25,200 square feet of retail and a 2,000-space garage. The 868-foot Panorama is the tallest residential tower on the Eastern Seaboard south of New York.
The late Tibor Hollo, who died this year at 96, founded Florida East Coast.
Rivian Automotive | Aventura Mall
An electric vehicles and automotive tech company will open a showroom at Aventura Mall.
Irvine, California-based Rivian Automotive is slated to open a roughly 3,500-square-foot showroom at the mall at 19565 Biscayne Boulevard in Aventura, according to records.
Aventura commissioners approved on Tuesday granting Aventura Mall owner Turnberry Associates a variance to open the showroom. The variance was needed due to the city code prohibiting more than one electric vehicle showroom at shopping centers. Tesla already has a retail showroom at Aventura Mall.

Led by Robert “RJ” Scaringe, Rivian sells vehicles online and its showrooms are more for browsing and marketing exposure. The Aventura Mall outpost will store no more than six electric vehicles for test driving and won’t service and deliver cars.
