Miami-Dade County condo sales volume drops in May to $780M 

But deals were up slightly versus the previous month

Miami-Dade County’s condo sales rose last month, while dollar volume fell. A $17.8 million closing topped the county’s deals.

May condo sales totaled $780 million, falling from $849 million in April. Brokers closed 989 sales last month, up from 979 sales in April and 796 in March, Multiple Listing Service data from Redfin show.

May sale prices ranged from $75,000 to $17.8 million, with a median sale price of $410,000. The price per square foot ranged from $75 to $4,972, with a median of $444 per square foot.

In April, sales closed with a median price of $435,000, and $442 per square foot.

A $17.8 million closing at Continuum On South Beach took the title of priciest last month. In Miami Beach, 100 South Pointe Drive, unit 2203, sold for $3,727 per square foot after 60 days on the market.

Eddy Martinez, Crystal Connors and Roland Ortiz, all with One Sotheby’s International Realty had the listing. and Kevin Crego, with Compass, represented the buyer.

The sale price was less than April’s priciest deal. A $25 million penthouse closing at 57 Ocean in Miami Beach took the top spot.

In contrast, a Zurich condo at 13480 Northeast Sixth Avenue brought up the rear. Unit 116 traded for $75,000 — or $75 per square foot — after 203 days on the market. Carlos Gutierrez with LPT Realty represented both sides of the deal.
