Lease roundup: JP Morgan doubles Brickell office space, retail pop-ups on tap for Lincoln Road

Financial services giant JP Morgan Chase will double its space in Miami’s Brickell

New York-based JPMorgan expanded its lease by 80,000 square feet to 160,000 square feet at the 1450 Brickell Avenue tower, according to the tenant’s news release and spokesperson. The expansion will take place over two years and will accommodate 400 employees, in addition to the 500 who already work at the tower. 

The 34-story 1450 Brickell was completed in 2010 by Miami-based developer Rilea Group. It is owned by an entity led by Amkin Management and Ramon Llorens, records show. 

Led by Jamie Dimon, JPMorgan is growing elsewhere in South Florida. 

It leased 13,000 square feet at Steve Ross’ 20-story 360 Rosemary tower at 360 South Rosemary Avenue in downtown West Palm Beach, consolidating more than 60 JPMorgan staff members who were in offices across Palm Beach County, according to the release. 

By early next year, JPMorgan will open three financial centers in former First Republic Bank offices in Palm Beach County, the release says. They will be at 241 Royal Palm Way in Palm Beach, 4506 PGA Boulevard in Palm Beach Gardens, and 300 South U.S. Highway 1 in Jupiter, the South Florida Business Journal reported. Last year, JPMorgan bought the majority of assets of failed First Republic Bank and assumed some of its liabilities.

Terranova scored three pop-up retailers on Miami Beach’s Lincoln Road. 

Sebastian Beauty Ink Spa, known for its permanent makeup and micropigmentation, will open in 260 square feet at 1816 North Lincoln Lane, according to Terranova’s news release. White Ginger, which offers resort attire and accessories for women, homeware and menswear, will open in a 1,700-square-foot space at 815 Lincoln Road. Clothing brand Nā Lei Boho Clothier, known for its kimonos, will open in 270 square feet at 1650 Meridian Avenue, the release says.

The tenants will open in September and October, and have one-year leases, a Terranova spokesperson said. 

The pop-up stores are part of Terranova’s Lincoln Road campaign, called “Destination Lincoln Road: No Luggage Necessary.” All of the tenants are owned locally, meaning they get subsidized lease prices through Terranova’s campaign. 

Terranova, based in Coral Gables, is led by Stephen Bittel and Mindy McIlroy. 

Kutchenhaus | Miami, Doral 

German kitchen furnishings retailer Kutchenhaus opened its first U.S. outposts in Doral and Miami’s Edgewater

The firm leased a 3,800-square-foot showroom at 7850 Northwest 32nd Street in Doral, as well as a 2,400-square-foot showroom at 2800 Biscayne Boulevard in Miami, according to the tenant’s news release. The Edgewater building is known as the Picasso Tower.

Kutchenhaus is owned by European kitchen manufacturer nobilia. 

Records show an affiliate of North Miami-based retail investment and development firm Iberic Malls owns the Doral space. An entity led by several investors, including Francisco Martinez-Miyashiki, owns the Edgewater building. 

Martinez-Miyashiki is the son of late spaghetti western actor Francisco Martinez Celeiro, who used the stage name George Martin and invested in South Florida real estate. 

Captain Candy | Miami Beach 

European candy and chocolate store Captain Candy will open its first U.S. outpost in Miami Beach. 

The store leased 3,000 square feet at 716 Lincoln Road, where it will open in September, according to the broker’s news release. 

Jared Robins and Justin Lee of Inhouse Commercial represented the landlord and tenant in the deal. Gabriel Stabb of Newmark represented the tenant. 

New York-based JSRE Acquisitions owns the 716-720 Lincoln Road building. It paid $34.5 million for the property in 2014, records show. 

Reforming Pilates | Boca Raton 

Reforming Pilates will open a studio in Boca Raton

Founded by Genevieve and Daniel Ross, Reforming Pilates leased 1,300 square feet at 152 South Federal Highway, according to the tenant’s news release. The studio will open on Sept. 1. 

The building is owned by Boca Raton-based Investments Limited, a real estate firm led by married couple James and Marta Batmasian. 

Reforming Pilates, which was founded in 2022, also has outposts at 1072 Kane Concourse in Bay Harbor Islands, 1560 Lenox Avenue in Miami Beach and 470 North Federal Highway in Fort Lauderdale, its website shows. 

Freddo | Cooper City 

Gelato store Freddo will open in Cooper City

Freddo leased 1,100 square feet at 5562 South Flamingo Road, according to the tenant’s news release. 

Sebastián Faerman and Fabio Faerman of FA Commercial represented the tenant. 

The building is at the Countryside Shops plaza, which is owned by Jacksonville-based Regency Centers.
