Miami-Dade County’s condo sales rose at the end of June, while total dollar volume and price per square foot fell. An eight-figure penthouse sale at One Ocean led the way.
Brokers closed 190 condo sales totaling $142 million from June 24th to July 1st. The previous week, brokers closed 147 condo sales totaling $172 million.
Last week’s units sold for an average of $748,529, lower than the $1.1 million average price from the previous week. The average price per square foot fell to $517 from $598, according to data from Redfin.
For the top 10 sales, prices ranged from $3 million to $10 million.
Related Group Chairman and CEO Jorge Pérez’s former penthouse at One Ocean, at 1 Collins Avenue in Miami Beach, took the top spot with a $10 million closing. Pérez had donated unit PH706 to the Miami Foundation in April, and the foundation just sold it for $2,995 per square foot. Jill and Danny Herzberg of The Jills Zeder Group at Coldwell Banker, had the listing. Mick Duchon and Eloy Carmeante, both with Corcoran, represented the buyer.
Unit 301S at Oceana Key Biscayne, at 360 Ocean Drive in Key Biscayne, closed for the second highest amount, $8.5 million, or $2,238 per square foot. Giulio Vergani with Redilco International Real Estate had the listing. Devin Kay, Dana Rothman and Laura Preuss-Kühne of The Exclusive Group of Douglas Elliman brought the buyer.
