Broward condo sales dollar volume drops in June to $285M, capping a slow month in South Florida 

Number of closings fell to 808 from 954 in May

Broward County’s condo sales and dollar volume fell in June, marking a slow month in all of South Florida.

June condo sales totaled $285 million in Broward, falling from $320 million in May. Brokers closed 808 sales last month, down from 954 sales in May and 979 in April, Multiple Listing Service data from Redfin show.

Miami-Dade and Palm Beach counties’ condo sales also dropped in June, month-over-month.

In Broward, June sale prices ranged from $72,000 to $4.6 million, with a median sale price of $240,000. The price per square foot ranged from $87 to $1,663, with a median of $242 per square foot.

In May, sales closed with a median price of $240,000, and $239 per square foot.

A $4.6 million closing at Las Olas Beach Club was the priciest sale last month. Unit 2501 at 101 South Fort Lauderdale Beach Boulevard in Fort Lauderdale sold for $1,065 per square foot after one day on the market. Gianpierre Giusti with Coldwell Banker handled both sides of the deal.

The sale price was more than May’s priciest sale. Unit PH2704 at L’Hermitage in Fort Lauderdale sold for $3.1 million, or $784 per square foot.

June’s cheapest sale was unit 209 at Cypress Chase, at 2900 Northwest 48th Terrace in Lauderdale Lakes. It sold for $72,000 — or $102 per square foot — after 50 days on the market. Yolaine Bouchard with United Realty Group had the listing.
