Miami-Dade County condo sales dollar volume drops in July to $624M 

Number of closings also fell month-over-month

Miami-Dade County’s sales, dollar volume and price per square foot tumbled in July.

July condo sales totaled $624 million, falling from $699 million in June. Brokers closed 810 sales last month, down from 839 sales in June and 989 in May, Multiple Listing Service data from Redfin show.

July sale prices ranged from $85,000 to $16 million, with a median sale price of $407,500. The price per square foot ranged from $24 to $5,596, with a median of $416 per square foot.

In June, sales closed with a median price of $410,000, and $427 per square foot.

Unit 2801/2802 at Continuum South Beach in Miami Beach took the top spot with a $16.2 million closing. The sale closed at $4,865 per square foot after 197 days on the market. Dina Goldentayer with Douglas Elliman had the listing. Dustin Nero, also with Douglas Elliman, represented the buyer. 

The sale price was less than June’s priciest sale. Danish tennis pro Caroline Wozniacki and her husband, former NBA star David Lee, sold their Fisher Island penthouse for $37 million.

In contrast, unit C312 at Ola in Miami, at 15201 Northeast Sixth Avenue bottomed July’s charts. The condo traded for $85,000 — or $24 per square foot — after 161 days on the market. Lydia Del Valle with Miami River Realty had the listing. Belgica Useche with Coldwell Banker Realty represented the buyer.
