Luxe resi contracts reach $164M last week in Miami-Dade, led by Surfside deal 

Buyers inked purchases for 18 homes and condos

Buyers signed contracts for 18 luxury properties last week in Miami-Dade County, a sign that the slow summer season may be coming to a close. 

The newly completed 9,000-square-foot waterfront mansion at 9208 Bay Drive topped the Eklund-Gomes report, which tracks newly signed contracts for properties asking $4 million and up, according to the Multiple Listing Service. The Surfside home, with seven bedrooms and nine and a half bathrooms, is asking $22.5 million. It’s on the market with Jill and Danny Hertzberg of the Jills Zeder Group at Coldwell Banker. 

A company managed by Reuven and Iris Herssein owns the 0.4-acre property. The house was completed last year and features a 25-foot waterfall at the entrance, a pool and outdoor kitchen, marble and wood flooring, a spa, home theater and an office, according to the listing. Danny Hertzberg is also representing the buyer. 

The report, authored by the Douglas Elliman team, shows that buyers signed contracts for 11 single-family homes and seven condos asking $4 million and up between Aug. 12 and Aug. 18. The combined asking prices for the properties totaled nearly $164 million. The increase in activity follows weeks of slower dealmaking. 

The second most expensive property to enter into contract last week is a penthouse at the planned Vita at Grove Isle condo development in Miami’s Coconut Grove. The 6,600-square-foot unit is asking $20.5 million. It includes a private pool and summer kitchen. Ugo Colombo’s CMC Group is developing the waterfront Grove Isle project. A spokesperson for the developer said the deal was signed last year, but was just recorded in the MLS. Cervera Real Estate has the listing for the penthouse.

The single-family homes that went into contract averaged $9.9 million, and spent about 112 days on the market. The condos averaged $7.6 million, or about $1,900 per square foot, and spent about 424 days on the market. 

The previous week, buyers signed contracts for two single-family homes and one single-family home lot in Miami-Dade County, asking a combined $20 million.

The report is modeled after Donna Olshan’s report that tracks new deals in Manhattan. Last week in New York, buyers signed contracts for 20 homes, according to the latest Olshan report. Their combined asking price was almost $166 million, and the typical home spent 986 days on the market.
