Miami-Dade County’s sales volume rose last week, while dollar volume and price per square foot fell.
Brokers closed 110 condo sales totaling $76.4 million from Aug. 12th to Aug. 19th. The previous week, brokers closed 92 condo sales totaling $105 million.
Last week’s units sold for an average of $694,298, higher than the $678,200 average price from the previous week. The average price per square foot fell to $457 from $530, according to data from Redfin.
For the top 10 sales, prices ranged from $1.25 million to $19.5 million.
Grove at Grand Bay unit LPH-N at 2669 South Bayshore Drive in Miami’s Coconut Grove took the top spot with a $19.5 million closing. After one year on the market, the sale closed at $1,937 per square foot. Chad Carroll and Lisandra Martinez, both with Compass, had the listing. Rob Fuller and Malgozata Fuller with One Sotheby’s International Realty represented the buyer.
Muse unit 3902 at 17141 Collins Avenue, in Sunny Isles Beach, closed for the second highest amount, $3.1 million, or $1,502 per square foot. Sarah Gozlan with G Realty Group had the listing, and Maria Papaspirou with Dream Life Realty represented the buyer. The deal closed after 182 days on the market.
