Broward condo sales volume drops in August to $253M

Closings numbered 824 — same as in July

Broward County’s condo sales dollar volume and price per square foot slid in August.

August condo sales totaled $253 million, falling from $261 million in July. Brokers closed 824 sales last month, the same amount as in July and higher than the 808 closings in June, Multiple Listing Service data from Redfin show.

August sale prices ranged from $59,000 to $4.8 million, with a median sale price of $226,250. The price per square foot ranged from $56 to $2,339, with a median of $224 per square foot.

In July, sales closed with a median price of $235,000, and $232 per square foot.

Unit 801 at the Four Seasons Residences in Fort Lauderdale, at 525 North Fort Lauderdale Beach Boulevard, topped the charts with a $4.8 million closing after 19 days on the market. Nicholas Foley with Compass Florida had the listing. Robin Gervais and Tracey Schmitt, both with Best of Luxury Realty, represented the buyer. The price per square foot breaks down to $2,339.

The sale price was less than July’s priciest sale. Unit 2001, also at the Four Seasons Residences in Fort Lauderdale, sold for $8.2 million.

Unit 106 at Sunrise Lakes, at Sunrise Lakes Boulevard in Sunrise, closed for the lowest amount last month at $59,000 — or $92 per square foot — after 209 days on the market. Mervin Moss with Re/Max Direct had the listing. Veronica Paladines with Dezer Platinum Realty represented the buyer.
