Architect’s family-owned Gateway Group looks to redevelop three single-story commercial buildings into seven-story structure

Ira Giller’s Miami Beach Project Gains Design Approval

Miami Beach architect Ira Giller can move forward with plans for a new mixed-use building in his home city’s Mid-Beach neighborhood.

Earlier this month, the Miami Beach Design Review Board approved the design for Giller Tower, a planned seven-story building at 976 Arthur Godfrey Road and 3915-3925 Alton Road. The project would include ground-floor retail and restaurants, three floors of offices and a three-level garage, plans show.

Gateway Group, Giller’s family-owned firm, is developing the estimated $21.6 million project, which would be built on an assemblage that currently holds three single-story commercial buildings, which would be demolished. The family has owned the site since the 1980s, paying a combined $730,000 for the properties, according to records. 

Giller Tower will be adjacent to Gateway’s Giller Building, a five-story structure with 36,000 square feet of offices. The property is also the headquarters for Giller’s architecture firm.

He plans to lease offices in the new building to executives who have recently migrated to exclusive enclaves such as North Bay Road and Allison Island from other states, Giller said. Some of these new transplants will want offices closer to home in order to avoid rush hour traffic to and from Brickell and downtown Miami, he added. 

Miami Beach is getting a slate of new office projects. Also this month, the Miami Beach Design Review Board approved the exterior renovation of a six-story mixed-use building at 1691 Michigan Avenue. Black Lion, a commercial real estate firm led by Robert Rivani, is planning on converting the property into The Rivani, a luxury office and retail building with concierge service, a spa, a fitness center and a Japanese restaurant. 

Sumaida + Khurana, Bizzi+Bilgili and former Google CEO Eric Schmidt are developing the Fifth Miami Beach, which is under construction. Next door, Sumaida + Khurana teamed up with Roslyn and Norton Nesis, Robert and Miriam Weiss of Weiss Properties and Aaron Butler of Avenue Real Estate Partners to develop a planned five-story office building. 

Developer Michael Shvo is also planning two office projects in Miami Beach, including One Soundscape Park, a planned 62,500-square-foot office building near Black Lion’s The Rivani.
