Related Group and BH Group are planning a larger mixed-use project in Plantation than the joint venture previously envisioned.
On Tuesday, the city’s planning and zoning board approved a site plan for Plantation City Center, a complex featuring 512 apartments and townhomes, 24,970 square feet of retail space and 833 parking spaces. The joint venture had previously proposed building 481 apartments, 20,545 square feet of commercial space and 993 parking spaces.
Designed by Miami-based Arquitectonica, Plantation City Center would entail an eight-story apartment building, five three-story multifamily buildings, two standalone retail buildings and a row of 14 two-story townhouses, the site plan and other documents submitted to the city show.
Coconut Grove-based Related, led by Jorge Pérez and his sons Jon Paul and Nick Pérez, and Aventura-based BH, led by Liat and Isaac Toledano, last year paid $13 million for the 13.7-acre property at West Sunrise Boulevard that was previously an AT&T campus. The joint venture plans to demolish a 130,550-square-foot office building on the property that previously housed an AT&T training center.
In exchange for the higher density, Related and BH agreed to set aside 51 workforce housing apartments for people making up to 120 percent of area median income, public documents show. The median household income in Broward County is $74,531.
The apartments would be a mix of studios, one-, two- and three-bedroom units, ranging from 600 square feet to 1,300 square feet. The planned standalone retail buildings would have a combined 12,867 square feet. and the remaining retail space would be on the ground floor of the planned apartment building, public documents state.
The project would also include a 399-space garage. The rest of the spaces would be spread out as surface spaces.
Related and BH are partnering on multiple commercial real estate projects in South Florida. This month, the partnership also scored design approval for a planned 24-story oceanfront condo-hotel in Pompano Beach. In July, Related, BH and Tezral Partners submitted plans with the city of Riviera Beach for a mixed-use project at Riviera Beach Marina Village. The group won a competitive process to build a 20-story, two-tower development on a 2.5-acre site owned by the Riviera Beach Community Redevelopment Agency. The project would feature 418 apartments, 3,000 square feet of retail, another 3,000 square feet of offices and a 648-space parking garage.
