Number of closings fell to 630 from 824 in August

Broward County’s September condo sales and dollar volume hit their lowest levels so far this year.

September condo sales totaled $199 million, falling from $253 million in August. Brokers closed 630 sales last month, down from 824 sales in both August and July, Multiple Listing Service data from Redfin show.

September sale prices ranged from $65,000 to $3.7 million, with a median sale price of $230,000. The price per square foot ranged from $92 to $1,764, with a median of $228 per square foot.

In August, sales closed with a median price of $226,250, and $224 per square foot.

September marked the first time dollar volume dipped below $200 million. In September of last year, the total dollar volume was $251 million.

Unit 1604 at Four Seasons Fort Lauderdale, at 525 North Fort Lauderdale Beach Boulevard in Fort Lauderdale, took the title of priciest sale last month. The deal closed at $3.7 million — or $1,764 per square foot — after 206 days on the market. Daniel and Enrique Teixeira, both with Douglas Elliman, had the listing. No buyer’s agent was given.

The sale price was less than August’s priciest sale. Unit 801, also at Four Seasons Residences at Fort Lauderdale, took the top spot at $4.8 million.

Unit 2-110 at the Holiday Springs Village in Margate, at 3210 Holiday Springs Boulevard, bottomed out the charts. The unit deal closed at $65,000 — or $109 per square foot — after 52 days on the market. Eric Miller with eXp Realty had the listing. Ducan MacEwan with Preview Properties represented the buyer.
