Oceana Bal Harbour developer finds buyer for $24M penthouse 

It’s one of seven luxury resi contracts signed last week in Miami-Dade

Oceana Bal Harbour developer Eduardo Costantini found a buyer for a penthouse that’s asking $23.5 million, topping last week’s residential signed contracts report in Miami-Dade County.

An affiliate of Costantini’s Consultatio USA owns the 7,534-square-foot, four-bedroom unit at 10203 Collins Avenue in Bal Harbour. The oceanfront building was completed in 2017, and the unit marks the last developer-owned penthouse, according to the listing. It’s on the market with Martina Colombres of Consultatio Realty. 

The pending sale is one of seven contracts marked in the Multiple Listing Service between Oct. 7 and Oct. 13, according to the Eklund-Gomes signed contracts report, which tracks listings of properties asking $4 million and up in Miami-Dade County. 

The asking dollar volume for the five single-family homes and two condos totals more than $69.7 million, according to the report. 

The top single-family home to secure a buyer is the mansion at 5245 Oak Lane in Coral Gables, which is on the market for $20.9 million. Records show Jazayri Mahmood and Janice Mahmood own the 10,835-square-foot home in the Snapper Creek Lakes neighborhood. The eight-bedroom, nine-and-a-half-bathroom house was completed this year on a 1.2-acre lot, according to the listing. Jelena Khurana of the Corcoran Group has the listing. She declined to comment.

Miami art dealer Gary Nader and his wife, Jennifer Nader, filed a lawsuit against the sellers in September, records show. The Naders alleged the Mahmoods had “seller’s remorse” when they canceled the Naders’ contract to purchase the estate for $17 million. In a motion filed late last month, the Mahmoods’ attorney said the couple is selling the property to different buyers for $18.5 million. The lawsuit is ongoing. 

The single-family homes that entered into contract last week had an average asking price of about $8.4 million and spent 170 days on the market. They totaled $41.9 million in asking dollar volume. 

The condos had a combined asking price of $13.9 million and spent about 131 days on the market. They averaged $2,254 per square foot. 

The previous week, buyers signed contracts for nine properties in Miami-Dade County, asking a combined $76.6 million.

Last week in New York, buyers signed contracts for 28 homes, according to the latest Olshan report. Their combined asking price was $307.3 million, and the typical home spent 469 days on the market. Eklund-Gomes’ reports are modeled after Donna Olshan’s report that tracks new deals in Manhattan.
