French chef Jean-Georges Vongerichten is looking to cash in on Miami’s branded condo boom. 

The Michelin-starred chef is working with David Martin’s Terra and Michael Simkins’ Lion Development Group on Vongerichten’s first residential project, according to a press release. The developers launched sales of Jean-Georges Miami Tropic Residences at 3501 Northeast First Avenue, just south of the Miami Design District near the Shops at Midtown Miami.

Terra and Lion Development paid $40 million for the 1.6-acre site last year. Midtown Miami developer Alex Vadia sold the property. The Jean-Georges tower will be 48 stories with 320 condo units and 27,500 square feet of ground floor retail space, according to the release. 

Douglas Elliman was tapped to lead sales and marketing of the units. Prices start at $1.6 million. 

Construction could begin next year, and the building is expected to be completed in 2027, a spokesperson said. Arquitectonica is designing the project with international studio Yabu Pushelberg.

Vongerichten will be involved in the more than 41,000 square feet of amenities, including an abc kitchens restaurant on the ground floor, gardens, a podcast recording studio, a private dining room, bar and lounge, outdoor recreation spaces, a salon, spa, juice bar and a pool deck. 

Nearby, Benderson Development recently paid $83.7 million for the Shops at Midtown Miami, a 347,740-square-foot retail complex with a garage at 3401 North Miami Avenue. Tenants include a Target superstore, Marshalls and Dick’s Sporting Goods.

Developers across South Florida have continued to launch sales of branded condo projects, many with hospitality, luxury automotive or other designer brands. These include the Four Seasons, Ritz-Carlton, Pagani, Mercedes-Benz and Major Food Group. Developers can typically charge more per square foot when they work with a major brand, and those arrangements stay in place for at least 10 years and typically much longer.

Martin and his partners are working with Major Food Group on Villa Residences, a planned condo tower nearby in Miami’s Edgewater.
