Biscayne Beach closing tops Miami-Dade weekly condo sales 

Trendline for sales improved, top 10 closings ranged from $1.6M to $8.3M

Condo sales in Miami-Dade County rose last week, while the price per foot and total dollar volume fell.

Brokers closed 111 condo sales totaling $78.4 million from Oct. 13 to Oct. 20. That marks an improvement compared to the previous week, when brokers closed 83 condo sales totaling $77.8 million.

Last week’s units sold for an average of $706,659, lower than the $937,542 average price from the previous week. The average price per square foot fell to $479 from $561, according to data from Redfin.

For the top 10 sales, prices ranged from $1.6 million to $8.3 million. 

A condo at the bayfront Biscayne Beach tower was the standout deal.

Unit 5101 at Biscayne Beach at 2900 Northeast Seventh Avenue in Miami took the top spot with a $8.25 million closing. The sale closed at $1,047 per square foot after 183 days on the market. 

Bill Hernandez and Bryan Sereny, both with Douglas Elliman, had the listing. Danny Hertzberg with Coldwell Banker’s Jills Zeder Group represented the buyer.

Unit 1405 at Jade Signature, at 16901 Collins Avenue, in Sunny Isles Beach closed for the second highest amount, $4.6 million, or $1,505 per square foot. 

Fernando Villagran with Partnership Realty had the listing. Marcelo Violland with Prime International Associates represented the buyer. The sale closed after 22 days on the market.
