Broward condo sales rise slightly in October to $210M 

Number of closings totaled 636, up from 630 in September

Broward County’s October condo sales and dollar volume rose slightly compared to September.

October condo sales totaled $210 million, surpassing September’s $209 million. Brokers closed 636 sales last month, up from 630 sales in September, but down from 824 in August, Multiple Listing Service data from Redfin show.

October sale prices ranged from $55,600 to $3.9 million, with a median sale price of $230,000. The price per square foot ranged from $77 to $1,339, with a median of $234 per square foot.

In September, sales closed with a median price of $241,000, and $247 per square foot.

Unit 29A at 2000 Ocean, at 2000 South Ocean Drive in Hallandale Beach, took the title of priciest sale last month at $3.9 million. The sale closed at $1,339 per square foot after 22 days on the market. Bianca Boscacci Balduzzi and Leslie Clark, both with Fortune International Realty, had the listing. No buyer’s agents were given.

The sale price is more than September’s priciest sale. Unit 1604 at Four Seasons Fort Lauderdale, at 525 North Fort Lauderdale Beach Boulevard in Fort Lauderdale, sold for $3.7 million.

In contrast, unit 305 at Las Vistas, at 3531 Inverrary Drive in Lauderhill hit the bottom of October’s charts with a $55,600 closing. Janice Scott with eXp Realty had the listing. Michael Maakar with InterConnect Realty represented the buyer. The sale closed at $77 per square foot after 175 days on the market.
