Lease roundup: Citigroup Center scores five new tenants, soccer apparel store plans first US outpost in Miami Beach

Also, VSE Corporation will move its headquarters to Miramar

Boreal Capital Management, JAB Holding Company, more | downtown Miami 

Citigroup Center in downtown Miami scored five new tenants. 

Wealth management firm Boreal Capital Management leased 12,500 square feet at the 34-story tower at 201 South Biscayne Boulevard, where it will move in 2026 from its office in Brickell, according to the landlords’ news release. Boreal now is at 1450 Brickell Avenue in Miami, the firm’s website shows. 

New-to-market tenant JAB Holding Company, an investment firm, opened its 9,000-square-foot office at Citigroup Center, the release says. Also, commercial real estate firm Onyx Funding opened its 3,200-square-foot office at the tower, moving from Wynwood. 

Onyx’s previous office was at 2200 Northwest 2nd Avenue in Miami, according to its website. 

Others that leased at Citigroup Center are an undisclosed international government agency, which also is a new-to-market tenant and will move into a 7,000-square-foot office next year; and automotive marine terminal and logistics operator Horizon Auto Logistics, which took 2,600 square feet, according to the release. 

Also, Capital Advertising moved within Citigroup Center, expanding to 2,100 square feet; and law firm Hughes Hubbard & Reed renewed its 15,000-square-foot lease. 

Steven Hurwitz and Doug Okun of JLL represented the landlords. 

Cyril Bijaoui of Longstead at The Corcoran Group represented Boreal. Scott Weston and Marty Bradley of Maddux and Company represented JAB Holding. Tom Capocefalo and Amanda Montanez Alvarado of Savills represented the international government agency. Brent Palmer and Sharon Ellis of Palmer Property Group represented Horizon. 

CP Group, Monarch Alternative Capital and Tourmaline Capital Partners own the 810,000-square-foot Citigroup Center. CP bought the tower for $262.5 million in 2012, and Monarch and Tourmaline bought out Townsend Group’s ownership interest in the building in 2021 for over $300 million.

Culto Fútbol | Miami Beach

A sportswear retailer founded in Mexico will open its first U.S. store in Miami Beach ahead of the 2026 World Cup. 

Culto Fútbol, which offers soccer apparel, cleats and accessories, leased 7,400 square feet at 744 Lincoln Road, according to the landlord’s news release. It’s expected to open next summer. 

The store will offer official jerseys for Inter Miami CF, Los Angeles FC, Real Madrid, Club America, Tigres and Rayados, the release says. Grupo Innovasport is the parent company of Culto Fútbol. 

Miami Beach-based Comras Company, led by Michael Comras, owns the property.

VSE Corporation | Miramar 

An aviation parts distributor and maintenance and repair firm will move its headquarters to Miramar from Alexandria, Virginia.  

VSE Corporation leases 143,000 square feet at the Miramar Park of Commerce, according to a Miramar Park of Commerce news release. 

Peter “PJ” Apol and Ryan Goggins of Sunbeam Properties & Development represented the landlord. Matthew Cheezem of Cushman & Wakefield represented the tenant. 

VSE has been leasing at the industrial and office campus since 2014. In April, it added 38,000 square feet at Miramar Park of Commerce through the acquisition of Turbine Controls, the release says. VSE’s space also includes 13,000 square feet that the company will renovate. 

Sunbeam Properties, the real estate firm of the billionaire Ansin family, which also owns WSVN-Channel 7, developed and owns Miramar Park of Commerce. 

Barra Vieja | Doral 

Chef and restaurateur Julian Medina opened his first Florida concept at the Downtown Doral mixed-use complex. 

Mexican restaurant Barra Vieja leased 4,900 square feet at 8450 Northwest 53rd Street in Doral, according to a Downtown Doral news release. Raised in Mexico City, Medina is a New York-based chef. 

Coral Gables-based Codina Partners is the lead developer of 250-acre Downtown Doral. The firm is led by father-daughter duo Armando Codina and Ana-Marie Codina Barlick. 

MZ Wallace | Aventura Mall 

Accessories brand MZ Wallace will open in Aventura

The brand, founded by Monica Zwirner and Lucy Wallace Eustice in New York, will open a nearly 900-square-foot store on Saturday at Aventura Mall, according to the tenant’s news release and spokesperson.

The space was designed by Adam Charlap Hyman, who drew inspiration from the late architect Gio Ponti’s marble-patterned rubber floors at the Pirelli Tower in Milan, Italy, the release says. The Aventura Mall store also will include artwork by David Shrigley. 

Turnberry Associates, led by Jackie Soffer, and Simon Property Group, led by David Simon, own Aventura Mall.
