Broward County Weekly Condo Report

Broward County’s condo sales rose last week, while dollar volume fell.

Brokers closed 119 condo sales totaling $34.3 million from Nov. 17th to Nov. 24th. The previous week, brokers closed 109 condo sales totaling $38.5 million.

Last week’s units sold for an average of $288,204, lower than the $353,122 average price from the previous week. The average price per square foot fell to $261 from $282, according to data from Redfin.

For the top 10 sales, prices ranged from $550,000 to $1.4 million.

Unit 1502 at Las Olas Grand, at 411 North New River Drive East in Fort Lauderdale, took the top spot with a $1.4 million closing. The sale closed at $844 per square foot after 58 days on the market. Elizabeth Caldwell and Michelle Dery, both with Compass Florida, had the listing. Rachel Buemi with D’Angelo Realty Group represented the buyer.

Unit 3410 at the Beach Club, at 1850 South Ocean Drive in Hallandale Beach, closed for the second highest amount, $1.2 million, or $673 per square foot. Alfred Bader with Fathom Realty had the listing. Yelena Zborovsky with Exclusively Baronoff Realty represented the buyer. The sale closed after 208 days on the market.
