Miami-Dade condo sales drop to $426M in November, marking the slowest month so far this year

Number of closings fell to 568 from 681 in October

Miami-Dade’s condo sales and dollar volume fell in November to their lowest points so far this year.

November condo sales totaled $426 million, compared to $504 million in October. Brokers closed 568 sales last month, down from 681 sales in October and 626 in September, Multiple Listing Service data from Redfin show. 

It’s the fewest condos sold per month and the lowest dollar volume so far this year, falling behind January’s totals of 598 condos sold and $466 million closed in dollar volume.

November sale prices ranged from $65,000 to $11.4 million, with a median sale price of $415,000. The price per square foot ranged from $84 to $3,028, with a median of $430 per square foot.

In October, sales closed with a median price of $390,000, and $395 per square foot.

Unit 5211 at Bayview Fisher Island, at 5211 Fisher Island Drive in Miami Beach, took the title of priciest sale last month. The unit sold for $11.4 million or $2,830 per square foot after 341 days on the market. Julian Johnston and Richard Taylor, both with Corcoran, had the listing.

The sale price was less than October’s priciest sale. Unit PH56 at Echo Brickell closed for $33 million. 

In contrast, unit K16 at Ro Mont South, at 20310 Northeast Second Avenue in Miami Gardens, was at the bottom of the charts at $65,000 — or $84 per square foot. The sale closed after 327 days on the market. Brett Matthews with I Deal Real Estate had the listing. Fabiana Navas with Clover 4 Group represented the buyer.
