One Thousand Group paid $53 million for a development site in Edgewater, marking the group’s third project in the Miami neighborhood, The Real Deal has learned.
The group, led by Louis Birdman, Kevin Venger and Michael Konig, acquired the assemblage at 3601 Biscayne Boulevard and 345 and 409 NE 36th Street, near the Miami Design District and the ramp to I-195, according to a press release. The development firm plans a mixed-use branded condo project designed by New York-based KPF Architects.
Sunshine Dade Investments, led by Sunshine Gasoline Distributors’ Maximo Alvarez, sold the former gas station property on Biscayne Boulevard, property records show. Two separate LLCs own the adjacent sites. Apex Capital Realty’s Michael Hinton brokered the sales of the latter two smaller parcels on 36th Street.
The assemblage takes up an entire block covering 1.6 acres. Cirrus Real Estate Partners financed the deal.
The planned project, called Tower 36, will include a private members’ club, food and beverage concepts, wellness amenities, commercial and retail space and a rooftop helipad and lounge similar to that which the developer built at One Thousand Museum in downtown Miami, according to the release.
One Thousand Group previously planned a 47-story office tower for the site.
A spokesperson for the developer did not answer additional questions about the timeline or details about the condo component.
One Thousand Group, led by Birdman and Venger, developed the Zaha Hadid-designed One Thousand Museum condo tower, which was completed in 2019. The company, also now led by Konig, is co-developing Villa Miami, a Major Food Group-branded condo tower in Edgewater, with David Martin’s Terra.
More than a dozen residential projects are underway or planned in Edgewater, which has historically been home to single-family homes and low-rise apartment buildings.
In October, Peruvian developer William Ticona paid $15.1 million for a residential development site at 404 Northeast 35th Street.
